Home Reports

Requirement for all property sales in Scotland

On December 1st 2008, the Scottish Government introduced the Home Report. Under this legislation, any new property brought to market must have an accompanying Home Report. The Home Report is intended to provide interested buyers with detailed information about a property before they consider submitting an offer. The home report is split into the following three sections:

 

Single Survey

This survey provides sellers with detailed information about the overall condition / value of a home before it is marketed for sale.

Energy Report  

The Energy Report provides information regarding a home's energy efficiency rating and its environmental impact in terms of CO2 emissions.

Property Questionnaire

This contains information for home buyers, solicitors and surveyors. It would include, for example: a home's council tax band, etc.

 

Who will compile my Home Report?

Hemmings Homes works closely with a small panel of recommended chartered surveyors, all of whom are members of the Royal Institution of chartered surveyors and accepted by mortgage lenders. If required, we commission one of these trusted chartered surveyors to carry out your Home Report, which is normally ready within 5 working days.
